Loyalty

This presentation is an example of the care I put into every client I work with. Buying a home is one of the largest financial decisions of your life, and it deserves a real plan. Before we move forward, I want us both to be clear on what I'll do for you and what I'll need from you, so we can decide together that we're a good fit.

Processes

1

Consultation

We’ll sit down together and help you determine your needs wants and goals while offering my personal industry expertise and strategies for bringing your vision to life.
Image

2

Pre-Approval

Getting pre-approved will help you know exactly what you can afford so you can confidently focus on the right homes. Plus, it shows sellers you’re serious, giving you an edge when making an offer.
Image

3

Property tours

After you have reviewed and selected which homes you want to tour, we get to go shopping! This is where you can start figuring out what you really want in your new home.
Image

4

Write offer

Once we find the home of your dreams, we'll submit an official offer - including but not limited to sale price, inspection contingencies, and closing costs. The seller then has time to accept, reject, or counter your offer.
Image

5

Under Contract

Once your offer is accepted, we're under contract. Your earnest money is deposited as the contract states, your lender starts the loan, and a Mississippi closing attorney begins the title work. Most closings take about 30 to 45 days, and I track every deadline for you.
Image

6

Inspections

Right after the contract is signed, we schedule your home inspection inside the inspection period in your contract. The report shows what needs attention, from minor items to safety issues, and I'll help you decide what to ask the seller to repair or credit. You're protected during this window.
Image

7

Appraisal

Your lender orders the appraisal to confirm the home is worth what you're paying. On FHA and VA loans, the appraiser may also require certain repairs before the loan can close. If the appraisal comes in low, we have options, and I'll walk you through them.
Image

8

Closing

Congratulations! You'll sign at the closing attorney's office, get your keys, and move in. I'm still here after closing for questions about your home, and I keep a list of trusted local contractors if you need one.

What Buyers Need To Know About
Buyer Agreements in Mississippi

Image

Tour First, Sign When You Are Ready

Good news: in Mississippi, you can tour homes before signing anything. Think of our first showing as a test drive. We'll go look at a home together, you'll see how I work, and you can decide if I'm the right fit for you. When you're ready to keep shopping or make an offer, we'll sit down and sign a simple buyer agreement together (Mississippi law requires one before any offer is written). It spells out what I'll do for you, how I'm paid, and how either of us can end it, so we're both on the same page.
Image

When You Work With Me

I'm dedicated to you and committed to finding a home that fits your needs and your budget.

With a proven track record

I bring the local knowledge and experience to protect your interests from the first showing to the closing table.

Signing a Buyers Broker Agreement or BBA

  • This is an agreement to engage with a professional real estate agent to consult, show homes, negotiate contracts, and advocate.
  • It will establish the length of the agreement
  • It shows the agent/broker's services and responsibilities
  • It explains the agreement's exclusivity between Broker and client, what fees are owed for services rendered, and how to terminate the agreement. It mentions additional fees if the buyer signs with more than one agent.
  • It provides a clear explanation of the various ways an agent can be compensated for their services to the Buyer.
